The information that is viewed first is "active" and reflects what is going on in our office. In order to get to the "static", FY2017 assessed values which are used to calculate tax bills (at the FY2017 rate of $23.58) you must choose "Prop Card" after you have searched for a property.

Our office uses the active data base to continuously update assessed values based on building permit information and corrections to our records. Transfers of ownership, name changes, etc. are done monthly based on information received from the Registry of Deeds. The active data base can be used to search sales information and "current" owner information (aka owner in possession).

Prop Card information is the accurate information committed to the collector for determining fiscal 2017 taxes. It has the "Owner of Record" as of January 1, 2016 for fiscal 2017; the period from July 1, 2016 to June 30, 2017.

At their November 21, 2016 meeting, the Select Board voted to approve a single tax rate of $23.58 per thousand of assessed value for all property classes. This rate is $0.75 less than the fiscal 2016 tax rate.

Taxpayers may call 413-565-4115 or visit the office Monday-Thursday between 8:15 a.m. and 4:30 p.m. and Friday 8:15-noon with questions and/or concerns related to assessments, new tax rate, abatement applications, etc.

Please note that property abatement applications can only be filed after "actual" bills are mailed (usually late December) and must be in the Assessors' Office by Wednesday, February 1, 2017. Actual bills are those that have the new assessed values and new tax rate; bills that are due August 1 and November 1 do not have this information.
