The Assessor's Online Database is updated with the values for 2025.

 

In accordance with VA Code 58.1-3201, your property has been assessed at 100% of fair market value.  Every effort has been made to assess your property on a fair and equitable basis.  However, if you feel the assessed value shown above for 2025 is not in line with current market values or other similar properties in your area, you may schedule an informal review with Vision to discuss your assessment.  You must be prepared to provide substantial evidence that the valuation determined by the Vision is erroneous and was not arrived at in accordance with generally accepted appraisal practices.

 

The Board of Supervisors is currently working to appoint members for the BOE. If you are interested in scheduling an appointment with the BOE please contact the Commissioner of the Revenue’s office at (804) 443-4737. 

 

The Commissioner of the Revenue sets values to be used in the Land Use Program.  These values will become effective January 1st, 2025, for approved parcels in the Land Use Program and remain in effect until the next general reassessment.

The values below are preliminary rates per acre and have been included for planning purposes. Land Use values will be finalized in March 2025.

• AGRICULTURAL - $3,500 (I) / $3,000 (II) / $2,500 (III) / $2,000 (IV)
• HORTICULTURAL - $2,500 (I) / $2,000 (II) / $1,500 (III) / $1,000 (IV)
• FORESTAL- EXCELLENT $800 / NON-PRODUCTIVE (SWAMP/MARSH) $425
• OPEN SPACE-RESIDUAL $1,600 / NON-PRODUCTIVE $200
• GOLF COURSE - $1,600  / RACQUET - $3,200

 

Historically, those properties under open space easement will be assessed using the land use values, and the property owners will receive separate correspondence prior to real estate bills being mailed in the spring (preferably before BOE hearings).

 

THE COUNTY TAX RATE APPLICABLE TO THIS NEW ASSESSMENT WILL BE DETERMINED BY THE ESSEX COUNTY BOARD OF SUPERVISORS PRIOR TO JULY 1, 2025.
